I’m Soh Tanaka, a licensed real estate broker and managing broker. I started Cruise Property Management to support rental owners, as I wish I’d been supported when I first started.
Today, we run a tight, reliable operation designed to solve the day-to-day problems that wear owners down. We keep leasing on track, handle maintenance quickly, stay ahead of inspections, and make sure nothing slips through the cracks. We collect rent, track expenses, and reconcile every transaction using professional accounting software. Each owner draw is sent on time, backed by detailed monthly reports and proper documentation, so you’re never left guessing.
Getting Started in 3 Simple Steps
We simplify onboarding so that you can hand things off with clarity and confidence. Here’s how the process works:
Step 1: Discovery & Property Visit
We’ll start with a quick discovery call to learn more about your property, goals, and questions. Then I’ll personally visit the property to take notes, answer any remaining questions, and offer general recommendations for any repairs or improvements. If it feels like a good fit, I’ll send over the property management agreement for you to review.
Step 2: Agreement &
Setup
Once you’re ready to move forward, I’ll send over the property management agreement for electronic signature. After it’s signed, you’ll receive a one-stop digital form to provide all key details—like utility information, appliance warranties, HOA contacts, and more. This keeps everything organized and ensures a smooth handoff.
Step 3: Final Prep & Portal Access
We’ll make any needed lock changes or repairs to prepare your property. Meanwhile, you’ll have access to your owner portal to receive distributions via direct deposit, upload insurance documents, and send funds securely as needed. You can also monitor the property’s financial ledger, payments, maintenance activity, and updates 24/7.
